Does My Homeowners Insurance Cover Flooding?

If you own a home in Wantagh, Long Island, or most anywhere else on the South Shore of Long Island, this is one of the most important insurance questions you can ask. It’s also one of the most misunderstood.
Let’s start with the short, clear answer and I know it’s not what you want to hear:
No, your homeowners insurance does NOT cover flooding .
Most standard homeowners policies are designed to protect you from things like fire, theft, and certain types of water damage, like a burst pipe, but when it comes to rising water from heavy rain, storm surge, or coastal flooding, that’s where coverage stops.
On Long Island, that distinction matters a lot and here’s why!
Why Flood Insurance Matters on Long Island
If you live in Wantagh, Seaford, Massapequa, or other South Shore communities, you already know how close we are to the water. It’s beautiful but it also comes with real risk.
Long Island has experienced significant flooding from:
• Coastal storms
• Heavy rainfall
• Storm surge during hurricanes and nor’easters
Sadly, flooding doesn’t only happen in high-risk zones and even homes outside of designated flood zones can and do experience flood damage. In fact, a notable percentage of flood claims come from properties in moderate- to low-risk areas.
“But I’m Not in a Flood Zone”
I hear this all the time.
If your lender hasn’t required flood insurance, it’s easy to assume you’re in the clear. But FEMA flood maps don’t always reflect current conditions, and weather patterns have become increasingly unpredictable.
What that means to you is that “not required” doesn’t mean “not at risk.”
Flood insurance is often optional outside high-risk zones but that’s exactly where it becomes a smart, proactive decision rather than a last-minute scramble.
What Flood Insurance Actually Covers
Flood insurance is a separate policy designed specifically for damage caused by rising water.
Depending on the policy, it can help cover:
• Structural damage to your home
• Electrical and plumbing systems
• Appliances like water heaters and HVAC
• Flooring, walls, and built-in features
• Personal belongings (with contents coverage)
Without it, you could be paying out of pocket for repairs that can easily reach tens or even hundreds of thousands of dollars.
The Cost vs. The Risk
One of the biggest misconceptions is that flood insurance is always expensive.
In reality, the cost varies based on:
• The height of your first floor
• Proximity to water
• Flood zone designation
• Coverage limits you choose
• Your claim history
For many Long Island homeowners, especially outside high-risk zones, flood insurance can be more affordable than expected, and when you compare that to the potential cost of flood damage, it’s often a very practical layer of protection.
Why a Coverage Review Matters
Insurance isn’t one-size-fits-all, especially here on Long Island.
At The Christina Shaw Agency, we take the time to look at your specific situation:
• Where your home is located
• Your current coverage
• Your actual exposure to risk
For us, the goal isn’t to sell you something you don’t need, but to make sure you’re protected where it actually counts.
If you take one thing away from this, let it be this:
Homeowners insurance and flood insurance are not the same, and on Long Island, having both can make all the difference.
Flooding is one of the most common and costly natural disasters we face, and it doesn’t wait for perfect conditions or official flood zones.
If you’re not sure where you stand, that’s completely understandable and exactly where we can help. Call or text us at (516) 900-1234 or email christinashaw@allstate.com
No pressure, just clear answers, so you can make the right decision for your home and your peace of mind. I’d love to assist.
